Now is a time of new beginnings and you may be one of the many who have decided to buy a home on the Sunshine Coast in 2011. The following is some information to help you to get ready to buy a home. To get ready financially there are a few important things to consider and know. These include calculating your net worth, determining your monthly expenses and knowing what your current monthly debt payments are.
Your net worth is your 'financial worth' calculated by subtracting your total liabilities from your total assets. Create a list of your total liabilities and of your total assets. This information is important for you to know when you discuss mortgage options with your mortgage broker. It will also give you a snapshot of your current financial situation and show you how much you can afford as a down payment.
Next create a list of your current monthly expenses. List everything that you pay on a monthly and annual basis. Keep this list nearby as you will likely find additional items to add to the list that you may not thing of today. Once this list is complete, add this list to your mortgage file as information to take with you to your appointment with the broker.
Next, book an appointment with a mortgage broker and find out exactly what you can afford today. Ask your mortgage broker to get you 'pre-approved' for a mortgage so that you can start to home shop and so that you have an interest rate being held for you.
